A dedicated team, including a hostess and experienced boat skipper, ensures a seamless stay. The villa is also superbly equipped for life on the water, with two high-powered RIBs (including a 10m RIB with twin 300hp engines, fuel extra) and a full range of water sports equipment, from water skis and wakeboards to paddleboards, kayaks and snorkelling gear. Kioni village is just a short and scenic walk away, or a two-minute ride by boat.
Designed by its owner, an interior designer, the villa reflects a thoughtful balance of style and comfort throughout. Accommodation is arranged across multiple levels, with four bedrooms in the main house—two of which have independent entrances—and two additional bedrooms in a separate guest house, offering flexibility and privacy for larger groups. The ground floor kitchen opens onto a terrace with a breakfast table for ten, as well as access to a spacious internal courtyard. A few steps lead down to the main living area, where a dining table for twelve and a relaxed seating space open onto a generous balcony with built-in banquette seating—perfect for taking in the views at any time of day.

A pergola shelters a generous lounging and dining area with a long table for 12. From here, the space flows naturally to the pool terrace, where an infinity pool appears to merge with the Ionian Sea beyond. A private gate leads to a quiet coastal path, which within minutes leads to a small, peaceful beach and continues on to Kioni village. As evening falls, the lights of Kioni shimmer across the bay, creating a magical setting for dinner under the stars. One staff member is a qualified water sports instructor and boat driver, on hand to guide guests to the best swimming spots, lead water sports activities, or arrange drop-offs at waterside tavernas.
Kioni is widely regarded as one of Ithaca’s prettiest harbours, where colourful fishing boats and visiting yachts gather, and waterfront tavernas hum gently with evening life. Hidden within verdant surroundings and with no neighbouring properties in sight, the villa offers exceptional privacy alongside panoramic views across the bay to the village and beyond. The horizon stretches across the Ionian Sea to Meganissi, Lefkada and, in the far distance, mainland Greece. The surrounding coastline is dotted with some of Ithaca’s most beautiful swimming spots, including the celebrated Gidaki Beach—a dazzling, unspoilt cove accessible only by boat and often considered among the finest beaches in the world.
